1. Payment ot Principal and Intere~t. Borrower shetl prompUy pay when due the principal of and interest on the indebtedneea
evidenced by the Note, propsyme~t and late charQe~ as providrd in the Note, and the principal of and intereet on eny F uture Advancee aecured
by thi~ Mort~a~e.
2. E~nd~ [orTa:e~ ~nd ln~urance. 3ubject to applicable law or to a written wuiver by l.ender, I3orrower ahall pay to Ixnder ~n the day
monthiy installments of principal and interesl are payable under the Note, until ihe Nute ie paid in full, a eum (herein "Funda") equal to one
tr~el(th of the yearly taxe~ end assesemenls which may attain priority over thie Mortgage, and ground renls on the ['roperty, if any, p~ue?one-
twelfth of yearly premium installments fo~ hasard ineurance, plus onetwelRh of yearly premium installmentx for mortgage inaurance, if any,
all as rcasonably estimated inilially end from time to tirne by I.ender on the buais of usaesamrnta nnd bills and reasonable eatimutea thereof.
The Flind~ shall be held in an institution the depoeits or accounte of which are insured or guaranteed by a Federal or State agency
(includin~ l.ender if Lender is such an in~titution), l.ender shall appty the Funde to pay eaid taxes, aeaea8mente, inaurance premiums and
ground renb. Lender may not charQ~ for w holding and applying the I~unds, analyzing said account, or verifying and compiling eaid
aues~ments snd bills, unlw I.ender pay~ Borrower intere~t on the Funda and applicable law permita I,ender to make euch a charge. Borrower
end Lender may aQree in writin~ et the time of execution of thia Mortgege that intereet on the Funda ehali be paid to Borrower, and unlees
such eQr~ement i~ made or applicable law requires euch intereat to be paid, l.ender shall not be required to pay Fiorrower any interest or
enrning~ on the FLnds. I.et?der ~hall give to Horrower, without charge, an annual accounting ot the Funds showing credite and debits to the
Fund~ and the purpo~e [or which each debit to the Funde wua made.'Che F unds are pledged as udditional eecurity for the aume secured by this
Motlga~e.
If the amount of the F1nds held by l.ender, together with the_future monthly inatallmenta of F unde payable prior to the due dates of taxee,
a~aes~mente, ineurence premiums and ground renta, ehall excred the umount required to pay said taxea, asseaamenta, ineurance premiume
and ~round renta a~ they fail due, such exceea ahall be, at Bo?rower'a option, either promptly repaid to Borrower or credited to Borrower on
monthly in~teliments of F'unds. [f the emount of the Funde held by l.ender ehall not be sufficient to pay taxea, asaesamenta, inaurance
premiuma and ground rents as they fall due, Aorrower ehall pay to I~ender any umount neceseary to make up the deficiency within 30 daya
from the date notice is mailed by I.ender b fiorrower requesting payment thereof.
Upon payment in full of all euma secured by thie Mortgage, l.ender ehall promptly refund to E3orrower any funde held by I.ender. If under
pare~reph 18 heceof the Property is sold or the Property ie otherwiae acquired by l.ender, I,ender shnll appiy, no later ihan immediately prior
to the sale of the Property or ite acquieition by l.ender, any F unds held by I.ender at the time of uppiication as a creciit against the auma secured
by thia Moregage.
3. Applieation of Paymenta. Unleas npplicable law providea othenvise, all pnymenta received by I,ender under the Nute and
paragrephs 1 and 2 hereof shalt be applied by l~ender firnt in pxyment of mm~unta paynble to [,ender by Borrower under paragraph 2 hereof,
then to interest peyable on the Note, thrn tu the principal o[ the Nute, i~nd then to interest and principal on nny Future Advances.

insolvency, rnde enforcemenl, or arrangemente or pmceedinQe involving a bankrupt or decedent, then I.ender at Lender's option,upon
