Lender the rents of the P~openy. provided lhat Borrower shall, prior to acceleration unde~ paragraph 18 heteof or abandon-
ment of the Property, have the ri~ht to collect and retain such rcnts as tl~ey become due and payable.
Upon acceleradon under paragraph 18 hercof or abandorunent of the Pmperty. I.ende~ shall be entitkd to have a
receiver appointed by a couti to enter upon. take poasession ot and manage the Property and to collect the rents of the
Propeny. including those put due: All rcnts collocteci by ~he rcceiver shall be appliod fint to payme~t of the coats of
management of the Property and collection of rcnts, including~ but not limited to, ~oceiver's [ees. premiums.on receiver's
bon~ a~d reasonabk attorney's foes, and then to the sums sa:ured by this Mwtgage. The roceiver shall b~ liable to account
only tor those rents actually roceived.
21. F~tare Adv~c~s. Upon request by Borrowe~, (.enckr, at I_ender's option within twenty years from the date of this
Mongage, may make Future Advances to Borrower. Such Future Advances, with interest thercon. shall be secured by this
Mortgaae when evideaced by promissory notes stating that said ~ota arc xcu~ed hereby. At no iime shall the principal
amount of tl~e indebtedness secured by this Mon6age, not including sums adva~ued i~ aocordance herewith to protect ihe
