Upan acceleration under paragraph 18 hereo( or abandonment of the Propeny, I.ender shall be entitlecl ta have a
receiver appointed by a court to enter upon. take possession of and manage the Propeny and to coilect the rents ot the
Property, including those past due. All rt~ts collected by ~he receiver shall tye applied first to paymenl of the costs of
management of the Propeny and collection of rents, i~cluding, but not limited to, receive~'s fres, premiums on receiver's
!wnds and reasanabk attort~ey's fees, aod then to the sums secured by Ihis Mortgage. 71u receiver shall be liable to account

21. Fnture Advancea. Upo~ rcqucst by Fiorrower, l.ender, a~ l.ender's option within tweoty years from thc date ot this
Mortgage, may make Future Advances to Borrower. Such Future Adva~ca, with i~terest thereon, shall tx secured by this
Mortgage when evidenced by promissory notes stating Ihat said notes arc secured heieby. At no time shall the principal
amount of the indebtedness :ecurtd by this Mortgage. not including sums advanced in aceordance herewith to protect the

22. Rdease. Upon payment o( all sums secured by this Mortgage, Lender shall release this Mongage without charge
