Declaration of Reciprocal Ease~ents for the ~urpose of providing for
the joint use of the walking, parking, driving areas, ac•~ess r~a~~s
an•i surface water re~ention facilities now or hereafter locate~ on
Parcel A, Parcel B and Parcel ~(said three (3) parcels are
someti~es hereinafter referre3 to collectively as the "Parcels") an~
for the joint right of access to, and ingress an9 e~ress and surface
water 3rainage ~ver an~ across parts of such areas all as more
particularly provided herein an3 for certain other purpos~s as set
f~rth herein;
NO`•~, ~HEREFORE, in consi3eration of th~ mutual benefits to
be realized by such joint use and the covenants set forth herain,
Wiggins an3 General ~o hereby declars and agree that the Parcels
shall be held, owne~ and use~ in accordance with the follo~ing
covenants:
l. Wiggins 3oe3 hereby establish for the bene'it of, an3
3rant an3 convey to, the otoners from time to time oi Parcel B and
Parcel C an3 such owners' tpnants, and the custo~ers, e~~lo~~es and
invitees of such owners an3 tenants, a no~-exclusive easaaent
apourtenant t~ Parcel B an~ Parcel ~, respectively, for the purpose
of passage and use for walking upon an~ ~riving and parking vehicles
upon, over an:i across all those sidew~lks, ~ntrances, drives, lanes
an~ parking areas on Parcel A which are now or may hereaftar from
time to time be used for pe~estrian an~ vehicular traffic and
parking, an~ for the purpose of installation, maintenance, repair
an~ use of un~ergr~un~ utilities serving any portion of Parcel B or
Parcel C over, across an~ under such portions of Parcel A as are not
~rithin the "Buil~iing Area" shown on the Site Plan, an3 for the
purpose of using all "Consumer Facilities," as hereinafter define3,
that may exist fror~ time to time on those portions of Parcel A that
are not within the "E3uil~ing Area" shown on the Site Plan. Wiggins
does hereby further establish for the benefit of, an3 3rant an:i
convey to, the owner from time to time of Parcel B an3 such owner's
