HomeMy WebLinkAbout0381• ~ ~ 516136 DECLARATION OF RESTRICTIONS KNOW ALL MEN BY THESE PRESENTS: That the undersigned WEND-MAR ESTATES, LTD., a Florida Limited Partnership, being the owner of DRIFTWOOD MANOR SUBDIVISION, SECTION TWO, as per Plat thereof recorded in Plat Book 20, Paqe 20, Public Records of St. ~,ucie County, Florida, more particularly described as follows: , A subdivision in Section 4, Township 36 So~th, Range 40 East, St. Lucie County, Florida, beinq a replat of the following-described lands: Being Outlot 13, and all lots and parts of lots lying immediately Weat of Outlot 13, in Blocka 77 and 78, and all roads, - streets and alleys lying between the West line of Outlot 13 and the East line of Palmetto Avenue; all being and lying in White City as in Plat Book 1, Page 21, Public Records of St. Lucie County, Florida, makes the following Declaration of Restrictions covering the above-described real property, specifying that this declaration shall constitute a covenant running with the land and that this declaration shall be binding upon the undersigned and upon all persons deraigning title through the undersigned. These restrictions, during their lifetime, shall be for the benefit of and limitation upon all present and future owners of the real property. 1. No lot shall be used except for residential purposes. No building sha1Z be erected, altered, placed or permitted to remain on any lot other than one detached singl,e-family dwelling not to exceed two stories in height and a private garage for not more than two cars. 2. No building shall be erected,placed or altered on any lot until the construction plans and specifications and plan showing the location of the structure have been approved by the Stebbin & Scott Architectural firm as to quality of workmanship and materials, harmony of external design with existing structures and location with respect to topography and finished grade elevation. 3.
