Purchaser, by acceptance and execution of this Receipt, acknarledges that this
purehase of a condominium unit at OCEAN VYLLAGE OF HUTCHINSON ISLAND is sub~ect
ir. every respect to the Declaration of Condominiun as to the condomin`3~ in
which his unit is located and Exhiblts attached thsreto, including but not lim-
ited to (Whether the same are attached to the Declaration of Condominiun or re-
ferred to therein), the By-LaWS of the Association, Articles of Incorparation~
the Rules a~d Regulations, copy of pro3ected operating budget~ copy of sales
brochure and floor plan of apartment purchased by purchaser, and all Amendments
to the aforesaid Declaration and Exhibits and the Articles of Incorporation~
By-Laws and Declaration of Covenants~and Restrictions of the Property Ormers
Association; and Purchaser further acknowledges receipt of and reading and
examination of said Declaration, its Exhibits, budget, sales brochure and Ploor
plan, aad acknowledges that each and every provision of the foregoing is essen-
tial~ to the successful operation and management of the Condominium property
and is in the best interests and for the benefit of all the o~mers therein. '
Purchaser and all amers of parcels in the aforedescribed Condominium coven-
ant and agree to abide by each and every provision of said Declaration and
Exhibits attaehed thereto. Purchaser hereby ratifies and confirms ai~d approves
all of the terms and provisions of said Declaration of Condo~ainiun and Exhibits
att~tched thereto, and agrees that the assessment under the Property OFrner's
Association docutnents referred to above and the provisions thereof are reason-
ahle, fair and equitable, and said Purchaser ac{rnoWledges and confirms that the
Declaration of Covenants and Restrictions of the Property OMmer's Association
has encumbered and impressed a lien upon the Condominium parcel being conveyed
to Purchaser, as security for his obligations under said Declaration of Coven-
ants and Restrictions, and said Purchaser assumas the obligations as to the
Property Oimer's Association as to his condominium parcel. Purchaser confirms
that all warranties, representiations~ and inducements, if any, are as contained
in the aforesaid Declaration of Condominium and Exhibits attached thereto, and
the common expenses and the sums due under the Property Oimer's Association and
other charges are estimated only. No warranty or guaranty is made or intended
nor may one be relied upon except Where the same is specifically Warranted or
guaranteed in said Declaration of Condominium and Exhibits attached thereto.
