PROVIOED ALWAYS, That if said Mortgagorlsl ~.1~" heirs, legal representatives or auigns, shall
pay to the said Mortgagee, its legal representatives a assigns, the unpaid batance of the Total of Payments of a Home Improvement

~ncorporated herein by this reference as specifically as if set forth in detail) for the time sale of home improvements to Customer as more
particularly set forth in wch Contract, and shall perform and comply with each and every stipulation, agreement and oovenant of said
Contract a~d of this Mortgage, then this Mortgage and the estate hereby created shall be void, otherwise the same shall remain in full
force and virtue. And the said Mortgagor covenants to pay the Contract installments promptly when due; to pay all taxes and assesunents
on said property; to carry inwrance on the •building on said land in the amount of this Mortgage, app-oved 6y the Mortgagee, with
standard Mortgage loss clause payable to Mortgagee, its wccessors w assigns, and to keep the building on said land in proper repair ar-d
tenentable condition.
Should any of the above covenants be b-oken, then said Home Improvement Cor~tract and all moneys secured hereby sha~l, without
demand, if the Mortgagee, its legal ~epresentatives or assigns, so elect, at once beoome due and payabie, and the mortgage be foreclosed,
and all costs a~d expe~ses of o~llection of said moneys with or without suit including a reasonable fee for the Mortgagee attorney, shall
be paid by the Mortgagor, and the same are hereby secured.
PAYMENT OF THIS NOTE OR MORTGAGE IS SUBJECT TO THE TERMS OF A HOME IMPROVEMENT CONTRACT OF EVEN
DATE BETWEEN THE MAKER AND PAYEE OR THE MORTGAGOR AND MORTGAGEE.
