THIS WARRANTY DEED made and executed this 3rd day of
February, 1981 , by ZEPHYR, INC., a corporation organized
and existing under the laws of the State of Florida, herein-PAULA A.

hereinafter called the Grantee, which terms "Grantor" and
"Grantee" shall include all the parties to this instrument,
and the heirs, legal representatives and assigns of individuals,
and the successors and assigns of corporations.

TOGETHER WITEi :
1. Al1 of its appurtenances, according to said Declara-
tion of Condominium and all of its exhibits, and aZl of the
tenements, hereditaments and other appurtenances thereunto
belonging or in anywise appertaining.
2. All appliances and fixtures now situate in said
apartment.
SUBJECT, HOWEVER, to.the following: . .
l. The provisions of the Declaration, including all
exhibits, and all rules and regulations affecting the property
made by The Woodland Owners Association, Inc., the nonprofit
corporation responsible.for the operation of the condominium.
2. The easements provided for in the Declaration or
its exhibits or in the Condominium Act of the State of
Florida, Chapter 718, Florida Statutes, 1979.
3. Restrictions, reservations and easements of public
record.
4. Such zoning and other restrictions upon the use of
the apartment and upon all of the condominium property as may
be imposed by Governmental authorities having jurisdiction.
