eaEorcing L.ende~'s remodies u ptovided in pangraph 18 herco(, including, but not limited to. reasonabk attorney's fea; and
(d) Bomower takes such action as [,ender may reasonably rcquirc to assun that the lien of this Mortgage. l.ende~'s interest
in the Pmperty and Bormwer's obligation to pay the sums secured by this Mo~tgage shall oontinue urumpaired. Upon such
p~yment and cure by Borro~wer, this Mortgage and the obligations secured hereby shall remain in full force and effect as if
no accek~ation had occurred.
20. ArdpweN ot Reatx Appolatipeat of Recelver. As additanal secu~ty hereunder. Borrower hereby usigns to
Lende~ the renu of the Property. provided that Bomower shall, prior to acceleration under paragnph 18 heroof or abandon•
ment of the Property. have the right to collect and oetain :uch rents as tbey become due and payabk.
Upon acceleration under pangraph 18 hereof or abandonment of the Property. Lender shall be entitled to have a
roceiver appointed by a ~ouR to enter upon. take poasession of and manage the Property and to collect the rents of the
Propeny. including those put due. All rents collected by the roceiver shall be appliod first to payment of the costs of
management of the Property and collection of rents, including. but not limited to. reoeiver's [as. premiurtu on receiver's
bonds ar~d reasoaabk attorney's fees. and then to the sums socurod by this Mongage. 'I1~e receive~ shall be liable to account
only for those re~ts actually rcceived.
21. F~tue Adra~ce~. Upon request by Borrower, Lender, at Lender's option within twenty yean from the date of this
Mortgaae~ may ~alce Future Advances to Borrower. Such Future Advanca, with interest theroon. shall be secured by this
Mottgaae whcn evideacod by promissory notes stating that said ~otes are secured hereby. At no time shall the principal
amount of the indebtednas secured by this Monaage. not including sums advanced in aocordance herewith to pmtect the
securiEy ot thu Mortgage, excoed the original amount of the Note plus USt. -r---r------- .---------
22. Reka~a Upc~n payment of all sums sxured by this Mongage. Lender shall release this Mortgage without charge
to Borrower. Borrovrer shall pay aU coats of ~ocordation. if any.
23. Altoreep's Feea. As used in this Mortgage and in the Note. "attorney's fees" sha11 i~clude attorney's foes. if any.
which may be awuded by an appellate court.
