13. Should the Mottgagor become in.wlvent or be placed in liquidation, or suffer or perm~t an in-
voluntary or voluntary petition in Bankruptcy to be filed against him, or muke an ussignment for the bene-
fit of his creditors, or should a receiver or tnutoe be appointed for the premises hereby mortgaged,
then in such event and upon the happening of either or any of such events, the Mortgagee may, at
its opdon, immediately or thereafter declare this mortgage and tha indebtedness secured hereby due
and ~ayable forthwith, and may at its option proc~d to foreclose this mortf;age.
14. It is specificaUy agreed that time is the essence of this ~nortgage And that no ~vuiver of any
covenant herein or of any obligation hereunder or of the obligation securcd hereby shall at any time
be held to be a waiver of the terms hereof or of thc instrument srcumcl hereby.
The covenants herein contained shall bind, and the lx:nefits and ldvantages shall im~re to the respec-
tive heirs, executors, administrators, successors, and assigns of the parties hereto. Whenever used, the
singular number shall include the plural, the use of any gender shall include all genders and the term
"Mortgagee" shall Include any payee of the indebtedness hereby secumcl or any transferee thereof
whether by operation of lA~v or othenvise.
