I.ender's interzst in the Property and Borrower's obligation to pay the sums securcd by this Mongage shall continue unimpaircd. Upon such payment and cure by Borrower. this Mortgage and the obligations securod hereby shall remain in tull force and efiect as it no acceleration had occurred. 20. As~ameat ot Reat~ Appaint~eat ot Receiver. As addhiooal security herounde~, Borrower hereby assigns to Lender the rents of the Property. provided that Borrowcr shall, prior lo acceleration under paragraph 18 hercol or abandon- ment of the Property. have the right to collect and retain such rcnts as they become due and payable. Upon acceleration under paragraph 18 hereot or abandonment of the P~operty, Lender shall be entitled to have a receiver appointed by a court to enter upon. take possession of and manage the Property and to collect the rents of the Property~ including thoae put due. All rents cullected b) the receiver shall be applied first to papment of the costs of management of the Property and rnllection of reMs, including, but not limited to, receiver's fees, prcmiums an receiver's bonds and reasonabk attorney's fees, and then to the sums secured by this Mortgage. Tfie roceiver shall be liable to account only for those renta actually received. 21. Fature Ad~aaces. Upon request by Borrower, Lender, at Lender s option within twenty years from the date of this Mongage, may make Future Advances to Borrower. Such Future Advanca, with interest thereon, shall be secured by this Mortgage when evidenced by promissory nota stating that said notes are secured he~eby. At no time shall ihe principal amount of the indebtedness socured by this Mortgage, not including sums advanced in accorJanx herewith to protect the security of this Mortgage. exceed the original amount ot the Note plus USS . . . . . . . . . . . . . . . . . . . . . . . . . . . .. 22. Rda~te. Upon payment ot all sums securcd by this Mortgage, Lender shall rclease this Mortgage without charge to Borrower. Borrower shall pay all costs of recordation, if any. 23. Attoraey's Fea.
