~~ Purchaser, by acceptance and execution of this Receipt~ aeknoWledges that this
~ purchase of a condominium unit at OCEAN VILLAGE OF HUTCHINSON ISLAND is sub~ect
~ ir. every respect to the Declaration of Condominium as to the condominiiuo in
!~ which his unit is located and Exhibits attached thereto, including but not lim-
, t.t~ ited to (whether the same are attached to the Declaration of Condominium or re-
'`~ ferred to therein), the By-Laws of the Association, Articles of Incorporation,
' the Rules and Regulations, copy of pro~ected operating budget~ copy of sales
~~ brochure and floor plan of apartment purchaaed by purchaser, and all Amendments
~ to the aforesaid Declaration and Exhibits and the Articles of Incorporation,
By-Laws and Declaration of Covenants and Restrictions of the Property OWners
'• Association; and Purchaser further acknowledges receipt of and reading and
` examination of said Declaration, its Exhibits, budget, sales brochure and floor
~~ plan, and acknoxledges that each and every provision of the foregoing is essen-
` tial. to the suceessful operation and management of the Condomini~ property
: and is in the best interests and for the benefit of all the owners therein.
L Purchaser and all amers of parcels in the aforedescribed Condominiusn coven-
S- ant and agree to abide by each and every provision of said Declaration and
Exhibits attached thereto. Purchaser hereby ratifies and confirms and approves
all of the terms and provisions of said Declaration of Condominiun and Exhibits
attached thereto, and agrees that the assessment under the Property O~mer's
~ Association documents referred to above and the provisions thereof are reason-
able, fair and equitable, and said Purchaser acimowledges and confirms that the
Declaration of Covenants and Restrictions of the Property OFmer's Association
~~ has encumbered and i.mpressed a lien upon the Condominium parcel being conveyed
_~r to Purchaser, as security for his obligations ~~nder said Declaration of Coven-
ants and Restrictions, and said Purchaser assum~s the obligations as to the
f~,~ Property Owner's Association as to his condominium parcel. Purchaser confirms
- that all irarranties, representations, and inducements, if any, are as contained
in the aforesaid Declaration of Condominiun and Exhibits attached thereto, and
•~-f the comtnon expenses and the sums dve under the Property O~rner's Association and
- other charges are estimated only. No Warranty or guaranty is made or intended
~ nor may one be relied upon except Where the same is spec~fically Warranted or
~ guaranteed in said Declaration of Condomini~m and Exhibits attached thereto.
