DECLARATION OF ~
PARTY WALLS, RESTRICTIONS. CONDITIONS
RESERVATIONS EASEMENTS AND PROTECTIVE COVENANTS
KNOW ALL MEN BY THESE PRESENTS:
That KEY REALTY & DEVELOPMENT, INC., a Florida
Corporation~ called "Declarant", being the owner in fee
simple of certain real property located in St: Lucie County,
Florida, particularly described in Exhibit A attached hereto,
and being desirous of subjecting s.sid propert_y to certain
party walls, covenants~. restrictions, servitudes~ conditions,
reservations and easements for the protection.and benefit of
Che present and future owners of all or any part of said
real property and for the enhancement and protection of the
value~ attractiveness and desirability of.said real properCy.
does hereby declare and submit said real property and each
and every part and parcel thereof to the following party
walls. covenants. restrictions. servitudes~ conditions,
reservations and easements whi~ch are hereby declared to be
Covenants Running With the Land and subject to which party
walls, covenants, restrictions, servitudes, conditions,
reservations and easements the~said real property shall be
held, transferred, sold, conveyed, used and occupied and
which shaZl be binding on all parties having any right,
title or interest in the said real property or any part
thereof, their heirs, successors, and assigns, and shall
inure to the benefit of each owner thereof.
ARTICLE I
PURPOSE OF DECLARATION

This Declaration of party walZs, restrictions,
reservations, easements and protective covenants, is being
established and imposed upon said real property to assure
the present and future owners of all or any part of said
real property, all of whom have a community of interests
that the entire property. as described in said Exhibit A, ~
will be kept, maintained and improved in such manner as will
protect and preserve the integrity and high quality of said -
property and improvements situate thereon, subject to and in
compliance with the following party walls, covenants, restrictions,
servitudes, conditions. reservations and easements, and to
provide a means to enforce this Declaration for the mutual
benefit of all interested parties, it being intended by all
of the foregoing that the natural beauty of the property
will be preserved~ that harmony of external design of structures
upon.the property be maintained without sacrificing individuality
and that the value of all of the propert_y and structures
shall be preserved. ~' • ~
ARTICLE II
DEFINITION OF TERMS
Section 1. "Association" shall mean and refer to
PINEWOOD TOWNHOUSE ASSOCIATION ~~2, INC.~ a Florida Corporation
not for profit, its successors and assigns.
Section 2. "Parcel" shall mean and refer to the
sixteen (16) tracts of real property separately, particularly
and legally described on Exhibit B attached hereto. Each
Parcel has one (1) Townhouse constructed and situated thereon.
Section 3. "Townhouse" shall mean and refer to anv
of the sixteen (16) dwelling structures now situated on the
above-described Parcels, including all concrete slab foundations,
