or fowl of any kind shall be raised, bred or kept on any
Parcel or in a~y Townhouse. However. dogs~. cats. birds.
fish and other animals comnonly defined to be household
pets, may be kept on Parcels and in Townhouses provided
they shall not create or become a nuisance and provided
further that they are not kept, bred or maintained for
commercial purposes. In addition. the Association may
adopt such rules and regulations relating to keeping animals
and pets which are not otherwise inconsistent with the
provisions herein contained.
Section 6. No rubbish~ trash, garbage or other
waste material shall be kept or permitted to~accumulate on
any Parcel except in sanitary containers.
Section 7. No outbuilding. basement, tents. shack.
garage. trailer, shed or accessory or temporary building of
any kind shall be permitted unless approved in writing by the
Association.
Section 8: Nothing shall be altered in, constructed on,
or removed from the Common Area except on written consent
of the Association.
Section 9. No outdoor clothes drying shall be
allowed unless in an area approved by the Association in writing.
Section 10. No boundary walls, fences or hedges other
Chan what has already been constructed on the Parcels as of
the date hereof shall be constructed or permitted on any
Parcel unless approved by the Association in writing.
Section 11. No additions to, or extensions on, any
Townhouse including screen enclosures, shall be constructed
or permitted unless approval by the Association in writing,
other than maintenance and repairs to the Townhouses as
they now exist.
Section 12. No Owner, or his successors, assi~ns,
grantees, lessees or invitees shall park, store or keep any
vehicle except wholly within the Cormnon Area; and no Owner,
or his successors, assigns. grantees, Iessees or invitees
shall park, store or keep any truck (other than what are
commonly known as small vans or pick-up trucks), camper (other
than small self-propelled campers), boat trailer or aircraft,
or any vehicle other than private passenger vehicles, small
vans or pick-up trucks and small self-propelled canners in
the Common Area. No motor vehicle, boat, trailer. aircraft.
or other vehicle shall be repaired or restored on any part
of the Property. Trucks, commercial vehicles. campers.
boats and trailers not otherwise allowed herein may be
temporarily parked in said parking easement area, but not
for more than a twelve (12) hour period unless the same is
temporarily present and necessary in the maintenance
or repair.of the Townhouse or unless otherwise permitted
in writing by the Association. The Association rnay adopt such
rules, regulations and guidelines, not otherwise inconsistent
with the provisions hereof, to clarify and implement the
vehicle restrictions set forth herein.
Section 13. No swim~ning pools are to be constructed
or maintained on any of the Parcels unless consented to in
writing by the Association.
Section 14. One television antenna may be erected
and maintained on each Townhouse, however, the same must be
of reasonable size and dimensions and must be maintained
by the Owner. No short wave or citizens band rac'in antennas
or any other kind of antennas whatsoever may be erected or
maintained on or~in the Parcels or Townhouses.
