LUCIE COUNTY, FLORIDA This Declaration of Condominium made this 30th day of Janua , 19 81, by SAND DOLLAR UILLAS DEVELOPMENT CORPORATION, a Flor~da Corpora~on, hereinaf ter called the "Developer" , for itself, its successors, grantees and assigns. WHEREIN, the Developer makes the following declarations: 1. PURPOSE The purpose of this Declaration is to submit.the lands described in this instrument and improvements on such lands to the condominium form of ownership and use in the manner provided by Chapter 718, Florida Statutes, 1977, hereinafter called the Condominium Act; and the Developer does hereby submit the condomin- ium property to condominium ownership. , 2. NAME AND ADDRESS The name by which this condominium is to be identified is SAND DOLLAR VILLAS CONDOMINIUM E, and its mailing address is 7400 South State Road AlA, Jensen Beach, Florida 33457, hereinafter called "The Condominium". 3. THE LAND 3.1 Description. The lands owned by Developer, which by this instrument are submitted to the condominium forms of owner- ship, are located in St. Lucie County, Florida, more part~cularly described in Exhibit "A-1", which is attached hereto and made a part hereof. , 3.2 Title Exceptions. ~ (a) Construction loan mortgage to INTERCONTINENTAL BANR , dated December 28 , 1978, encumbering Exh'ibit "A-1" lands, securing $5,600,000.00 , and filed for record in the Office of the Clerk of the Circuit Court in and for St. Lucie County, Florida, in Official Records Book 300 , Page 2098. . (b) Purchase Money mortgage to JAMES J. PARDIECK, Trustee, dated December 28 , 1978 , encumbering Exhibit "A-1" lands, securing S 1,639,000.00 , and filed for record in the Office of the Clerk of the Circuit Court in and for St. Lucie County, Florida, in Official Records Book 300 , page 2112. 4.
