WITNESSETH: That the Grantor, for and in consideration of the sum of Ten Dol.lars ($10.00) and ather good and valuable considerations to it in hand paid by the Grantee, the receipt of which is hereby ackno~ledged, has granted, bargained and sold to the Grantee and the Crantee's heirs and assigns forever, the following described real property, situate, lying and being in St. Lucie County, Florida, to-wit: A condaninium parcel designated as Unit No. 113 of OCEAN HARBOUR CONDOMINIUM C, according to the D~claration thereof recorded December 2, 1980, in Official Record Book 344, page 398, public records of St. Lucie County, Florida. TOGETHER WITH all fi~ctures and appliances located therein, and TOGETHER WITH all of ita appurtenances according to said Declaration of Condominium, including but not limited to an undivided 1/39 share in the common elements thereof and together with all the tenements, hereditaments and appurtenances thereto belonging or in anywise appertaining. This conveyance is made subject to the following: 1. Real estate taxes for the year 1980 and subsequent years, and applicable zoning regulations and ordinances; . 2. All of the te~us, provisions, conditions, rights, privileges, obligations, easements and liens set forth and contained in the Declaration of Condominium and all instruments therein referred to; 3. All of the covenants, conditions, restrictions and easements of recurd, if any, which may now affect the aforedescribed property; 4. Perpetual easement for encroachments now existing or hereafter existing caused by the settlement of improvements or caused by minor inaccuracies in building or rebuilding. AND the Grantor hereby covenants with said Grantee that it is lavfully seized of said land in fee simple; that it has right and lawful suthority to sell and convey said land; that it hereby fully varrants the title to said land and will defend the same against the lawful claims of all persons vhamsoever; and that said land is free of all encumbrances.
