TliIS WARRANTY DEED, inade and executed the llth day of February ~ lgg 1~ by

WITN6SSETH:

That the Grantor, for and 1n consideration of the sum of Ten Dollars ($10.00) and
other good and valuable considerations to it in hand paid by the Crantee, the receipt
of which is hereby acknaaledged, has granted, bargained and sold to the Grantee and the
Grantee's heirs and assigne forever, the following described real property, situate, lying
and being in St. Lucie County, Florida, to-witi ~
A condominium parcel designated as Unit No. 114 of OCEAN t1ARBOUR CONDOl4INIUM C,
according to the Declaration thereof recorded December 2, 1980, in Official Record
Book 344, page 398, public records of St. Lucie County, Florida.
TOGETHBR WITH aIl fixtures and appliances located therein, and
TOGETN~t WITH all of its appurtenances according to said Declaration of Condominium,
including but not limited to an undivided 1/39 share in the common elements thereof
and together with all the tenements, hereditaments and appurtenances thereto belonging
or in anywise appertaining.
This conveyance is made subject to the following:
1. Real estate taxes-for the year 1980 and subsequent years, and applicable zoning
regulations and ordinances;
2. All of the terms, provisions, conditions, rights, privileges, obligations,
easements and liens set forth and contained in the Declaration of Condominium
and all instrwnents therein referred to;
3. All of the covenants, conditions, restrictions and easements of record, if
any, which may now affect the aforedescribed property;
4. Perpetual easement for encroachments now existing or hereafter existing
caused by the settlement of improvements or caused by minor inaccuracies
in building or rebuilding.
AND the Grantor hereby covenants with said Grantee that it is lawfully seized of
said land in fee simple; that it has right and lawful suthority to sell and convey said
land; that it hereby fully warrants the title to said land and will defend the same against
the lawful claims of all persons whamsoever; and that said land is free of all encumbrances.
IN WITNESS WHEREOF, the Grantor has caused these presents to be executed in its name
by its proper officer thereunto duly suthorized, the day and year first above vritten.
