THIS WARRANTY DEEQ, mad~ and 'executed the 6th day of February , 1981 , by
OCEAN HARBOUR OF NORTH BEACH Dh'VELOPMENT CORPORATION, a Florida corporation, hereinafter
called Grantor to: HENRY J. WOJAK and ETHEL L. WOJAK, his wife D

hereinafter called Grantee. '
WITNESSETH:
That the Grantor, for and in cunsideration of the sum of Ten Dollars ($10.00) and
other good and valuable considerations to it in hand paid by the Grantee, the receipt
of which is hereby acknowledged, has granted, bargained and sold to the Grantee and the
Grantee's heirs and assigns forever, the following described real property, situate, lying
and being in St. Lucie County, Florfda, tcrwit:
A condominium parcel designated as Unit No. ~ of OCEAN HARBOUR CONDOMINIUM C,
according to the Declaratioh thereof recorded December 2, 1980, in Official Record
Book 344, page 398, public records of St. Lucie County, Florida.
TOGETHER i~RTH all fixtures and appliances located therein, and
TOGETHER WITH all of its appurtenances according to said Declaration of Condominium,
including but not limited to an undivided 1/39 share in the common elements thereof
and together with all the tenements, hereditaments and appurtenances thereto belonging
or~in anywise appertaining.
This conveyance is made subject to the following:
1. Real estate taxes for the year 1980 and.subsequent years, and applicable zoning
regulations and ordinances;
2. All of the texms, provisions, conditions, rights, privileges, obligations,
easements and liens bet forth and contained in the Declaration of Condominiwn
and all instruments therein referred to;
3. Al1 of the covenants, conditions, restrictions and easements of record, if
any, which may now affect the aforedescribed property; ~
4. Perpetual easement for encroachments now eacisting or hereafter existing
caused by the settlement of improvements or caused by minor inaccuracies
in building or rebuilding.
AND the Grantor hereby covenants with said Grantee that it is lavfully seized of
said land in fee simple; that it has right and lawful authority to sell and convey said
land; that it hereby fully warrants the title to said land and Will defend the same against
the lawful claims of all persons whomsoever; and that said land is free of all encumbrances.
IN IdITNESS {~1HERDOF, the Grantor has caused these presents to be executed in its name
by its proper officer thereunto duly authorized, the day and year first above written.
