Upon acceleration under paragraph IA hereo( or abandonment of the Property, I.e~der shall bt entitltd to have a receiver appointed h}~ a court to enter upc~n, take po~.cession of and manage the Property and to collect the rents of the Proper~y, including those past due. All rents callected by the recei~er shall he apptied first to payment of the costs of management of the Property and collection ot rents, including, but not limited to, receiver's (ees, premiums on recei~~er's honds and reasaaable attorney's fces, and then to the sums secured by this Mortgage. Upon reyuest b~• Borrov-•er, I_ender, at I.endcr s option within twenty years from the date of this 1-lortgage, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall t~e secured by this Alortgage when evidenced hy promissory notes stating that said notes are secured hereby.
