WARRANTY DEED
THIS WARRANTY DEED made and executed this lOth day of
February, 1981 , by ZEPNYR, INC., a corporation organized
and existing under the laws of the State of Florida, herein-
after called the Grantor, to A. J. BROWN, DWICHT DEBOLT and
RICHARD SKRIPAK

hereinafter called the Grantee, which terms "Grantor" and
"Grantee" shall include all the parties to this instrument,
and the heirs, legal representatives and assigns of individuals,
and the successors and assigns of corporations.
W I T N E S S E T H:
That the Grantor, for and in consideration of the sum
of Ten Dollars ($10.00) and other good and valuable considera-
tions, receipt where~f is hereby acknowledged, hereby grants,
bargains, sells, aliens, remises, releases, conveys and con-
firms unto the Grantee all that certain real property situate
in St. Lucie County, Rlorida, viz:

APARTMENTS, Building I , according to the
Declaration of Condominium and all exhibits thereto
- dated Dec. 9. 1981 , recorded Dec. 19, 1980 ,
in OFficial Record Book 345 , pages 7`~5 through
864 of the public records of St. Lucie County,
Florida; --
TOGETHER WIT~i :
1. All of its appurtenances, according to said Declara-
tion of Condominium and all of its exhibits, and all of the
tenements, hereditaments and other appurtenances thereunto
belonging or in anywise appertaining.
2. All appliances and fixtures now ~ituate in said
apartment.
SUBJECT, HOWEVER, to.the following:
1. The provisions of the Declaration, including all
exhibits, and all rules and regulations affecting the property
made by The Woodland Owners Association, Inc., the nor.profit
corporation responsible for the operation of the condo~r~inium.
2. The easements provided for in the Declaration or
its exhibits or in the Condominium Act of the State of
Florida, Chapter 718, Florida Statutes, 1979.
