, LF~iSE AGREEMENT
THIS LEASE entered into by and between L. B. OWEN and
FRANCES OWEN, his wife, hereinafter. referreci to as Lessor,
whose address is Post Office Box 3324, Fort Pierce, Florida
33454, and GARY SALWIN, hereinafter referred to as Lessee,
whose address is 5100 A-1-A, Vero Beach, Florida 32960.
WITNESSETH:
1. PREMISES: Lessor hereby leases to the Lessee, and
Lessee hereby rents from the Lessor, the following described
premises (hereinafter referred to as "Premises"), situated in
the County of St. Lucie, State of Florida:
The South one-half of Lot 37, in White City,
in Section 3, Township 36 South, Range 40 East,
as per plat thereof recorded in Plat Book 1,
at page 23 of the Public Records of St. Lucie
County, Florida, excepting therefrom all rights-
of-way for drainage canals and public~roads,
together with the building located thereon.
Said property having approximately 310' frontage on U.S. #1
and 242' depth. ~
2. TERM: The term of this lease shall be for a period
of twenty (20) years commencing on April 10, 1981 and expiring
on March 31, 2001. This lease shall terminate upon the exercise
of the Option to Purchase contained herein by the Lessee and
by the subsequent closing and conveyance of fee simple title
to the property described herein to the Lessee.
3. ZONED: The premises herein described are presently
zoned for commercial uses and it is a condition of this lease
that the property will continue to be zoned for such a classifi-
cation that will permit the operation of a commercial business
by the Lessee on said premises. However, Lessee may terminate
this lease at his option in the event the property may not
continue to be used ~£or commercial purposes. It is understood
that the County is in the process of passing a Comprehensive
Land Use Plan that will apply to the entire County and that
the zoning.presently on said property may be changed to
another commercial classification.
