HomeMy WebLinkAbout2036 4. IMPROVEMENTS: There is presently constructed on the premises a one story, frame, commercial building which is in poor physical condition. Any machinery presently located on the premises shall be removed by Lessor within three (3) ~ weeks from date. In the event Lessor fails to remove the machinery within the time allotted, then Lessee may remove the machinery and retain as compensation for the cost of removal any proceeds received from the sale. Lessor shall execute any necessary Bill of Sale to transfer title. ~Said building has been condemned by the County Building Inspector for St. Lucie County and must be repaired in order for a Certificate of Occupancy to be issued. The Lessee agrees to make all necessary repairs at his own expense and to secure the necessary Certificate of Occupancy. The cost for all repairs and improvements added to the property will be paid by the Lessee and in the event that a default occurs in this agreement, the improvements and any addition to the improvements and any additional construction on the premises shall revert to the Lessor. The Lessee further agrees that once the necessary repairs are made and the Certificate of Occupancy from the St. Lucie County Building Department is obtained, ~e will maintain the premises in a good condition and at the termination of the lease, in the event that the Option to Purchase is not exercised, he will turn over the premises to the Lessor in good condition, less ordinary and reasonable wear and,tear during the period of occupancy. 5. LIENS: The Lessee further'agrees that in making any repairs or in maintaining the condition of the premises, he shall not allow any liens to be filed against the premises and he shall hold harmless the Lessor ~rom the responsibility for paying for any labor or materials which might be used in making repairs or improvements on said property.
