POSSESSION: The Lessee shall have the right to go into immediate possession of the entire premises upon the execution of this lease and upon the payment to the Lessor of the one month's rent due April 10, 1981 of Six Hundred Dollars ($600.00) plus a security deposit of One Thousand Two Hundred Dollars ($1,200.00) to be held by the Lessor in accordance with the terms of this agreement. 7. RENT: All rents subsequent to the initial rent payment and security payment will be due and payable on the lOth of ~each month and will be paid by the Lessee to the Lessor at the Lessor's address of Post Office Box 3324, Fort Pierce, Florida 33454, or at any other address designated by the Lessor. 8. GRACE PERIOD: The Lessee shall not be considered in default in the payment of rent required under this lease until the expiration of thirty (30) days from the lOth of the month when the last rent payment was made. If a period of more than thirty (30) days elapses from the time that the next rent payment is due a default shall occur. 9. DEFAULT: Should the rent required under this lease at any time remain unpaid for a period of thirty (30) days after the same shall be due, the Lessor may at his option, then consider said Lessee as a tenant at will and re-enter upon the premises and repossess said premises and should said default occur, the Lessee agrees that the entire rent for the term of this lease shall at once become due and payable and may be recovered forthwith by distress or otherwise. In the event of default the Lessor may claim a lien on any equipment or furnishings located on the premises to be applied toward the rent then due.
