; purchase of a condominium unit at OCEAN VILLAGS OF HUTCHINSON ISLAND is sub3ect
,~+ ir. every respect to the Declaration of Condominiun as to the condomini~an in
ahich his unit is located and Exhibits attached thereto, including but not lim-
~ ited to (Whether the same are attached to the Declaration of Condominiun or re-
ferred to therein), the By-Lar+s of the Association, Articles of Incorporation,
' the Rules and Regulations, copy of pro~ected operating budget~ copy of sales
~.~ brochure and floor plan of apartment purehased by purchaser, and all Amendments
~ ~ to the aforesaid Declaration and Exhibits and the Articles of Incorporation,
By-LaWS and Declaration of Covenants and Restrictions of the Property Owners
~-! Association; and Purchaser further acknoWledges receipt of and reading and
examination of said Declaration, its Exhibits, budget~ sales brochure and floor
~~ plan, and acknorrledges that each and every provision of the foregoing is essen-
~ tial, to the successful operation and management of the Condominium property
~ and is in the best interests and for the benefit of all the or~mers therein.
: Purehaser and all amers of parcels in the aforedescribed Condominium coven-
t~ ant and agree to abide by each and every provision of said Declaration and
Exhibits attaehed thereto. Purchaser hereby ratifies and confirms and approves
all of the terms and provisions of said Declaration of Condomini~m and Exhibits
-~ attached thereto, and agrees that the assessment under the Property OWner~s
Association documents referred to above and the provisions thereof are reason-
able, fair and equitable, and said Purchaser acirnoWledges and confirms that the
- Declaration of Covenants and Restrictions of the Property O~mer's Association
s has encumbered and impressed a lien upon the Condominium parcel being conveyed
to Purchaser, as security for his obligations under said Declaration of Coven-
ants and Restrictions, and said Purchaser assumas the obligations as to the
_, Property Owner's Association as to his condominium parcel. Purchaser confirms
that all ~rarranties, representations, and inducements, if any, are as contained
in the aforesaid Declaration of Condomini~.~n and Exhibits attached thereto, and
~~•~ the common expenses and the sums due under the Property OWher's Association and
- other charges are estimated only. No Warranty or guaranty is made or intended
' nor may one be relied upon except Where the same is specifically Warranted or
