THIS WARRANI'Y DE~, a-ade and executed the 12th day of February , 198 1, by
OCEAN NARBOUR OF NORTH BEACH DEVELOPHENT CORPORATION, a Florida corporation, hereinafter
called Grantor to: FREIDA M. FLECK, a sinqle person

WITNESSETH: .
That the Grantor, for and in consideration of the sum of Ten Dullars ($10.00) and ~
other good and valuable considerations to it in hand paid by the Crantee, the receipt
of which is hereby ackna,rledged, has granted, bargained and sold to the Grantee and the
Grantee's heirs and assigns forever, the follo~ring described real property, situate, lying
and being in St. Lucie County, Florida, to-wit:
A condominium parcel designated as Unit No.615 of OCEAN HARBOUR CONDOMINIUM C,
according to the Declaration thereof recorded December 2, 1980, in Official Record
Book 344, page 398, public records of St. Lucie County, Florida.
TOGETHER WITH all fixtures and appliances located therein, and
TOGETHER WITH xll of its appurtenances according to said Declaration of Condominium,
including but not limited to an undivided 1/39 share in the cammon elements thereof
and together with all the tenements, h~reditaments and appurtenances thereto belonging
or in anywise appertaining.
This conveyance is made subject to the following:
1. Real estate taxes fQr the year 1980 and subsequent years, and applicable zoning
regulations and ordinances;
2. All of the terms, provisions, conditions, rights, privileges, obligations,
easements and liens set forth and contained in the Declaration of Condominium
' and all instruments therein referred to;
3. All of the covenants, conditions, restrictions and easements oC record, if
any, which may naw affect the aforedescribed ~roperty; .
4. Perpetual easement for encroachments now existing or hereaftcr existing
caused by the settlement of improvements or caused by minor inaccuracies
in building or rebuilding.
.AND the Grantor hereby covenants with said Grantee that it is lawfully seized of
5aid land in fee simple; that it has right and lawful authority to sell and convey said
land; that it hereby fully warrants the title to said land and aill defend the same against
the lawful claims of all persons whomsoever; and that said land is free of all encumbrances.
