OCEAI~1 HARBOUR OF NORTH BEACH DEVELOPMENT CORPORATION, a Florida corporation, hereinafter
called Grantor to: FRANK W. GEIER and SHEILA P. GEIER, his~wife
whose post office address is: p.0. Box 3814, Ft. Pierce, FL 33450 ~~
hereinafter called Crantee. ~~
WITNESSETH:
That the Grantor, for and in consideration of the sum of Ten Dollars ($10.00) and /)
other good and valuable considerations to it in hand paid by the Grantee, the receipt ~~
of which is hereby ackno~ledged, has granted, bargained and sold to the Crantee and the
Grantee's heirs and assigns forever, the following described real property, situate, lying
:~nd being in St. Lucie County, Florida, to-wit:
A condominium parcel designated as Unit No. 612 of OCEAN IiARBOUR CONDOMINIUM C,
according to the Declaration thereuf recorded December 2, 1980, in Official Record
Book 344, page 398, public records of St. Lucie County, Florida.
TOGETHER {~IITH all fixtures and appliances located therein, and
TOGETHER WITH all of its appureenances according to said Declaration of Condominium,
including but not limited to an undivided 1/39 share in the commun elements thereof
and together with all the tenements, hereditaments and appurtenances thereto belonging
or in any~-ise appertaining.
This conveyance is made subject to the following:
1. Real estate taxes for the year 1980 and subsequent y~ars, and applicable zoning
regulations and ordinances;
2. All of the terms, provisions, conditions, rights, privileges, obligations,
easements and liens.set forth and contained in the Declaratiun of Condominium
and all instruments therein referred to;
3. All of the covenants, conditions, restrictions and easc~ments of record, if
any, which may naw affect the aforedescribed property;
4. Perpetual easement for encroachments now existing or hereafter existing
caused by the settlement of improvements or caused by minor inaccuracies t
in building or rebuilding.
AND the Grantor hereby covenants with said Grantee that it is lawfully seized of
said land in fee simple; that it has right and lawful authority to sell and convey said
land; that it hereby fully warrants the title to said land and will defend the same against
the lawful claims of all persons whomsoever; and that said land is free of all encumbrances.
IN WITNESS WHEREOF, the Grantor has caused these presents to be executed in its name
by its proper officer thereunto duly authorized, the day and year first aboue written.
