20. Assignment of Reats; Appointme~t of Receive~. As adJilional security hereunJer, BoROwer hereby assigns to
I_ender the rents of the Property, provided that Borruwer shall, prior to acceleratian under paragraph 1R hetrof or abandon-
mcnt af the Property, have the right to c~~llect and retain such rents as they become due and payable.
Upon acceleration under paragr~ph 18 hereot or abando~ment of the Propcny, Gender shall bc entitled to have a
receiver appointed b~• a court to enter up~m, take possession of and manage the Property and to collect the rents of the
Pn~perty, including those past due. All rents collected hy the receiver shall he applied first to payment of the costs of
management of the Property and callectio~ of rents, including, but not limited to, receiver's (ees, premiums on receivor's
honds and reasonable attorney's fees, and then to Ihe sums sccured by this Mortgage. 'R~e receiver shall be liable to account
only for those rents actually received.
21. Futurc Advsncea. Upon reyuest by Borrowcr, I.cnder, at 1_enders option within twenty years from the date of this
:~lortgage, may make Future Advances to Burrower: Such Future Advances, with interest ~hereon, shall he secured by this
Mortgage when evidenced hy promissory notes stating that said notes are secured hereby. At no time shaU the principal
amount of the indebtedness xcured by this hlortgage, not including sums advanced in accordance herewith to protect the
security of this Mortgage, exceed the original amount of Ihe No~e plus USS 55~500~QQ .. .. .. .. .. .. ......
22. Rekase. Upon payment of all sums secured by ~his Mortgage, Lender shall release this Mortgage without chazge
to Borrower. Borrower shall pay all costs of recordation, it any.
23. Atloraey's Fees. As used in ~his Mortgage and in thc Note. "attorney's fees" shall include attorney's fees, if any.
