in the Pwperty and Bomower's obligation to pay the sums securcd by this Mortgage shall oontinue uc~impaired. Upon such
payment and cure by Horrower, this Mortgage and the obligations securcd hercby shall remain in full force and etftet as if
no acceleration had occurred.
20. As~i~ameet ot Renf~ Appoiatmeat of Recei~er. As additional xcurity hercuader. Borrower hercby usigns to
Lende~ the renu of the Property. provided that Borrower shaU, prior to acceleration under puagraph 18 hereof or abandoa-
me~t of the Propeny. have the right to collect and retain such rents as t6ey becoa~e due and payable.
Upa~ acceleration under paragraph 18 hereof or abandonment of the Property. I.ender shall be entitltd to have a
receiver appointed by a court to enter upon. take possession of and manage the Property and to colkct the rents of the
Property. including thoae past due. All rents collected by the roceive~ shall be applied first to paryment of the coats of
management of the Propeny and collection uf rcnts. including, but ~ot limited to. receiver's fces. premiums on receiver's
boncis and reuonabk attomey's foes. and then to the sums secured by this Mortgage. 7Le receiver shall be liable to account
only tor those rents actually rcceived.
21. FMtnre Adraocea. Upon requat by Borrower, I.ender, at Lcnder's option within twenty years from the date of this
Mortgage. may make Future Advances to Borrower. Such Future Advances, with interest theroon~ shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are secured henby. At no time shall the principal
amount of the indebtodness securod by this Mortgage. not including sums advanoed in aooordaaoe herewit6 to protect the
security of this Mortgage. excxed the original amount of thc Note plus USS.---------°------------------
22. Rdea~a UpQn payment of all sums securcd by this Mortgage. Lender shall release t6is•Mottgage without charge
