expenses iacurred by Leader in enforcing tt~e covenagts and agraments of Bomower contained in this Mortgages and in
eaforcing Lender's nmedia as provided in pangraph 18 hereof. including, but not limited to. reasonable attorney's fas; and
(d) Bo~rrower tskas such action as Lende~ may reasonabiy require to assurc that the liea of this Mortgage. Lender's interat
in the Property a~d Bomoww's obligation'to pay the sums ucurod by this Mortgage shall rnntinue unimpaired. Upon such
payment a~d cure by Bocrower. this MoMgage and the obligations secured hereby shall rcmain in ful) force and effcet u i[

20. As~~meN ot Reab; Appointme~t ot Receive~. As additio~al socurity hereunder. Borrower hereby usigns to
l.ende~ the rents of the Pmpeny. provided that Borrower shall, prior to accele~ation unde~ paragraph 18 hereof or abandon-
ment of the Property, have the right to collect and rctain such rents u they become due and payabk.
Upon acceleration w~der paragraph 1S hereof or abandonment of the Propeny. l.ender shaU be entitled to have a
receiver appointed by a ~~ouri to enter upon. take possession oi a~d manage the Property and to colkct the rents of the
Property. including thoae put due. All rents collectod by the ra~eiver shall be applied first to payment of the coats of
management of the Pr~operty and collection of rcnts, including, but not limited to. roceiver's (ees. premiums on receiver's
bonds and reasonabk attorney's fas, and then to the sums securod by this Mongage. 'I1u receiver shall be liable to account
only for those rents actually received.
21. Rrfore Adva~cra. Upon request by Borrower, Lender, at I_ender s option within twenty years from the date of this
Mortgage. may make Future Advances to Borrower. Such Future Advances. with i~terost thereon. shall be_ securod by this
Mortgage when evidenced by promissory notes stating that said notes are secu~d hercby. At no time shall the principal
amount of the indebtedness secured by this Mortgage. not including sums advanced i~ aooordance herewith to protect the
