CRONIN, his wife, grantors, in consideration of Ten Dollars paid by JAMES PURVIS and LAURA PURVIS, his wife, convey to JAMES PURVIS and , LAURA PURVIS, his wife, grantees, 801 North 15th Street, Ft. LESS that land deeded to the Florida State Turnpike Authority by Warranty Deed dated April 19, 1962, filed in O.R. Book 34, Page 640, pub~ic records of St. Lucie County, Florida. This deed is an absolute conveyance in satisfaction of that certain mortgage dated November 16, 1979, filed November 30, 1979 and recorded in O.R. Book 321, Page 603, public records of St. Lucie County, Florida, given by JAMES M. CRONIN and ELIZABETH W. CRONIN, his wife, to JAMES PURVIS and LAURA PURVIS, his wife. Grantors covenant with grantees that grantors are lawfully seized of the property in fee simple; that grantors have good right and lawful authority to sell and convey the property; that grantors warrant the title to the property ~or any acts of grantors and will defend it against the lawful claims of all persons claiming by, through or under grantors. Grantors do warrant and represent that this property was not ~ part of the assets of that partnership formed between James M. Cronin and Bessie S.
