AssiRpmenf ot Reotx Appointmeat of Receiver. As additional security hereunder, Borrower hereby 3aigns to l.ende~ the ren~s of the Propeny, provided that Borrower shall, prior Io acceleratio~ under paragraph !R hereof ar abandon- ment of the Property, have the right to collect and retain such rents as they become due and payable. Upon .:cceleration under paragraph 18 hereof or abandonment of the Property, l.ender shall be entitled to have a receiver appointed by a court to enter upc~n, take possession of and manage the Property and to callect the rents of the Property, including those past due. All rents collecteJ by the receiver shaU be applied first to payme~t of the cos~s of management ot the Property and collectian of rent~, including, but nat limited to, receiver's tees, premiums on receiver's honds and reasonable attorney's fees, and then to the sums secured by this Martgage. The receiver shall be liable to account only for those rents actually received. 21. Future Advancea. Upon request by Borraw•er, I.ender, at l.ender's option within twenty years from thc date of this Mortgage, may make Future Advances to Borrower. Such Future AJvances, with interest thereon, shall he secured by this `lortgage when evidenced by promissory notes stating that said note~ are ~ecured hereby. At no time shall the principal amount of the indrbtedness secured by this Mortgage, not including sums advanced in accordance herewith ta protect the security of this Mortgage, exceed the original amount of the Note plus USS . : . . . . . . . . . . . . . . . . . . . . . . . . .. 22.
