WARRANTY DEED made and executed this 12th day of
1981 , by ZF.PHYR, INC., a corporation organized
under the laws of the State ot Florida, herein-
the Grantor, to I~EGINA B. CA.~BONARA
whose post office address is 1375 Bavshore Drive.
Fort Pierce, Florida 33450 .
hereinafter called the Grantee, which terms "Grantor" and
"Grantee" shall include all the parties to this instrument,
and the heirs, legal representatives and assigns of individuals,
and the successors and assigns of corporations.
W I T N E S S E T H:
That the Grantor, for and in consideration of the sum,
of Ten Dollars ($10.00) and other good and valuable considera-
tions, receipt whereof is hereby acknowledged, hereby grants,
bargains, sells, aliens, remises, releases, conveys and con-
firms unto the Grantee all that certain real pro~erty situate
in St. Lucie County, Florida, viz:
Apartment No. 106 , of THE WOODLAND CONDOMINIUM
APARTMENTS, Building I, according to the
Declaration of Condominium and all exhibits t,~ereto
dated Dec.9,1980, recorded Dec. 19, 198~ ,
in Official Record Book 345, pages ~ through
864 of the public records of St. Lucie County,
Florida;
TOGETHER WITH:
l. All of its appurtenances, according to said Declara-
tion of Condominium and all of its exhibits, and all of the
tenements, hereditaments and other appurtenances thereunto
belonging or in anywise appertaining. ~
2. Al1 appliances and fixtures now situate in said
apartment.
SUBJECT, HOWEVER, to.the following:
1. The provisions of the Declaration, including all
exhibits, and all rules and regulations affecting the property
made by The Woodland Owners Association, Inc., the nonprofit
corporation resoonsible for the operation of the condominium.
2. The easements provided for in the Declaration or
its exhibits~or~in the Condominium Act of the State of
Florida, Chapter 718, Florida Statutes,~1979.
3. Res,trictions, reseruations and easements of public
recora.
4. Such zoning and other restzictions upon the use of
the apartment and upon all of the condominium property as may
be imposed by Governmental authorities having jurisdiction.
