Upon acceleration under paragraph 18 hereof or abandonment of the Property. I.ender shall be endtled to have a
rccciver appointed by a court to enter upon. take possession of and manage the Property and to collect the rents of the
Prop~rty, including thoae past due. All rents collectal by the recsiver shall be appliod fiat to payment of the costs of
management of the Ptoperty and collection of rents. including, but not limited to, raxiver's fess, ptemiums on receiver's
bonda and reasonabk attoraey's fees, and then to the sums securod by this Mortgage. 'Ibe c+xeiver shall be liable to account

Mongage. may make Future Advances to Borrower. Such Futun Advances, with interat thereon. shall be ~cwed by this
Mortgage when evidenced by promissory notes stating that said notes are secured 6ereby. At no time shall the principal
amount of the indebtedneas secured, by this Mortgage, not includina sums advanoed in aooordanoe herewiih to prot~ct the

22. Rdare. Upan payraent of all sums socured by this Mortgago. Lender shall release this Mortgage without chuge
to Borrower. Borrower shall pay sU costs of recordation. if any.
23. Attor~ey's Fees. As used in this Mortgage and in the Nota, "attorney's fees" shall include attorney's fea, if any,
which may be awudod by an appellate court.
