obUQatlons, eesementa and liens set forth and contained in the
Declaration o~ Condominium of the Condominium, all amendment8
therato and all instruanents referred to therein;
All covenants, canditions, restrictions and easements of r~cord,
if any, wl~ch may now affect the aforedescribed property
includfnq. but not limited to, the above-described Settlement
SUpulation and that certain Final Order incorporating same
recordad in Official Records Book 301 at Page 1004 of tha
Public ttecords of St. Lucie .County, Florida and the above-
describad Protective Covenants recorded in Official Records
Book 301 at Page 2965 of the Public Records of St, Lucie
County, Florida, as modified by the Designation Notice recorded
in Officfal Records Baok34~ , Page ~g~Qp~f the Public Records
of St. Lucie County, Flor~, with the Grantor excepiing fraa
thio conveyance and reaerving unto Grantor and its successors
and asaiQns as the owner of that portion of the "Future Devel-
opment Property" (as set forth in the Settlement Stipulation
end Pratective Covanants and ~s modified by the Designation
Notice) rtet heretofore or hereby conveyed by Grantor such
aasmients and ri~hts as may be necessary to tffectuate the
provisiona of the Settlement Stipulation and Protective Cove-
nants it?cludinq, but not limited to, the drainage easemer.ts,
"Ratdway Eaaetnent" , "Sewage System Rights" , "Water System
Riqhts" and "Future Developmer~t Property Drainaye Easement"
as aet forth in the Protective Covenants , which e~sr.~nents shall
be appurtenant ta and run with the said "Future Development
Property".
5. Perpetual easement for encroachments now existing or hereafter
existinp caused by the settlement or movement of impro ~ements
or caused by minor inaccuracies in building or rebuilding.
