In addition to the cash rental specified in Faragraph 2, supra, Tenant agrees to promptly pay the annual ad valorem taxes levied on or against the demised premises, including the land, beginning wit;~ ~he taxes for the calendar year 1982. Promptly upon receipt of the annual tax statement by Landlord, Landlord shall cause the same to be delivered to Tenant for further handling so as to enable Tenant to realize the greatest statutory discount made avail- able for early payment of ad valorem taxes payable to the St. Lucie County Tax Collector. However, Tenant shall be ! al2owed until April 1 of the succeeding calendar year, the date ~ upon which the ad valorem taxes become delinquent, within which I! to discharge such taxes. If the taxes be not paid on or before such date of delinquency, Tenant shall be considered in default under this lease. 4. INSURANCE. Tenant shall cause the name Of Landlord to be incorporated as an additional insured as to subject property under its blanket policy for public liability insurance, , at no cost to Landlord. Tenan*_ will maintain insurance for its own protection on al2 fixtures, inventory and other nr~- - perties belonging to Tenant which may be damaged by fire or ~ other casualty. Tenant shall cause the demised building to ~ be insured against loss by fire and other perils in the ; F ~ ~ amount of $20,000, for benefit of Landlord: i ~ j 5. MAINTENANCE OF DEMISED PREMISES.
