Landlord may, at reasonable times during the term of this lease, enter the demised premises to inspect the same or to make alterations or repairs that may be necessaxy for the safety and preservation of the property. Landlord may further show the premises to prospective tenants at reasonable times within the last six months within the term of this lease. ' 14. QUIET ENJOYMENT. If Tenant shall perform all and singular the covenants herein on its part to be performed, Landlord shall warrant and 3efend Tenant in the quiet enjoyment and peaceful possession of the demised premises during the " term ~ereof . ~ 15. DEFAULT BY TENANT: Each of the following shall constitute a default by Tenant under this lease: . a. If Tenant shall make any assignment for the benefit of creditors, be decreed insolvent, become bank"rupt- according to law, if a receiver shall be appointed for Tenant; or if Tenant as a corpor~tion is dissolved. b. Failure to pay rent or other payments required h~reby as provided herein within ten.days after notice by Landlord. c. Failure in the performance of any other covenant or condition of this lease to be performed on the ' part of Tenant for a period of 30 days after notice by Landlord. i ~ In the evAnt of~any such default of Tenant, in addition I - ~ ~ to all statutory and common law remedies, Landlord shall have the right to and may enter upon the demised premises ~ as the agent of Tenant either by force or otherwise, without being liable for any prosecution or damage resulting therefrom, s ' and may relet the premises in good faith and as the agent ~ E ~ of Tenant, and receive the rent therefor upon such terms t • f as shall be satisfactory to Landlord.
