If the sum realized or to be realized from such reletting is insufficient to satisfy the monthly rent provided in this 2ease, Landlord at its option may require Tenant to pay s~ch deficiency month by month or may hold Tenant liable in advance for the entire deficiency to be realized during the term of reletting. Tenant shall not be entitled to any surplus accruing as a result of such reletting. As an alternative to the_foregoing procedure, at its option, Landlord may declare this lease null and void - and may re-enter the demised premises without further notice ' or demands. In the event of such termination, rent shall I, i be apportioned and paid on and up to the date of such re- entry, and Tenant shall be liable for all loss or damage resulting from such default, including but not limited to the costs of recovering the demised premises and the excess, if any, of the then present value of the rent due for ~he remainder of the unexpired term of this lease ov~r the reasonable rent value of the demised premises.for such unexpired term at the time of such termination.
