All of the provisions of the Declarai3on of Condominiiun of Windmill Village by the
Sea Condominium No. 1 a.s recorded in Official Record Book 189 on pages 1887 through 2007
inclusive, of the Publi,c R.ecords of St. Lucie Courity, Florida, including the exhi.bits attached
i thereto and taxes for the current year and restrictions, covena.nts, easements and reser-
vations of record.
And the grantor hereby covenants with said grantees that he is lawfully seized of said
land in fee simple; that he ha.s good right and lawful authority to sell and convey said land;
that he hereby fully warrants the title to said land and will defend the sazne against the lawful
j claims of all persons whomsoever; anrl that said land is free of all encumbrances. Hawever,
this sale is made subject to the Declaration of Condomfnium and all oLher conciominium
instruments, restrictions and easements of record, a~d taa,es accruing subsequent to
