Upon such payment and rure by Borrowtr, this Mortgage and the obligations secured htreby shall rer~sin in full force and tffect as if no acceleration had oecurred. 20. Assignment of Reats; Appoitument of Receirer. As additiunal security hercunder, Borrower hereby assigns to Lender the rents of the Property, provided that Borrower shall, prior to acceleration under paragraph 18 heteot or abandon- ment uf the Property, have the right to colltct and retaio such rents as they become due and payable. Upon acceleration under paragraph 18 hereof or abandonmtnt of the Proporty. Lender shall be entitled to have a receiver appointed by a court to enter upon, take passession of and manage tht Prop~ny and to collect the renu of the Property, including those past due. All rents collected by the receiver shall be applied first to pay~ment of the costs of managemcnt of the Prope:ty and collection of rents, including, but not limited to, receiver's fees, premiums on receiver's bonds and reasanable attorney's fees, and then to the sums secured by this Mortgage. The receiver shall be liable to account only foc those rents actually received. 21. Future Ad~~aocea. lJpon request by Borrower, Lender, at l.ender's option within twenty years from the date of this titortgage, map make Future Advances to Borrower. Such Future Advances, with interest therron, shall be secured by this Mortgage when evidenced by promissory notes stating that said notes are sPcured hereby. Release. Upon payment of all sums secured by this Mortgage, Lendtr shall relcax this Mortgage without chuge to Borrower. Borrower shall pay all costs of recordation, if any. 23. Attorney's Fees. .4s used in this Mortgage and in the Note, "aitorney's fees" sha11 include attotney's fees, if any, which may be aw~arded by an appellate court.
