COND4MINIUM SPECIAL WARRANTY DEED
THIS INDEI~TURE, made this 24th da~y of February, 19$2,
between Gerald J. Carney and Doris A. Carney, his wife (hereinafter
referred t8 as "Grantor") and Ferdinando Schiappa and Anita 5chiappa, O~
his wife, and Oscar Schiappa, as tenants.in commcn, '

(hexeinafter referrerl to as "Grantee") . . ,
W I T N E S S E T H:
. That the Grantox, for and in consideration of the sum of
TEN DOLLARS ($10.00) t~nd other gooc: and valuable consideration to
it by hand paid by the Grante~, the. receipt of which is hereby
acknowledged, has granted, bargained and sold to the Grantee, and ~
the Grantee's heirs and assigns forever, the following described
real property situated, lying and being in Hutchinson Island,
Jensen Beach, St. Lucie County, FloYida, to wit:
. UNIT 605 in Oceana South Condominium II, according
to the Declaration of Condominium of Oceana South
Condog~inium II, ~ecorded in Official Record Book 361
paqes 2747 et seq., Public Records of St. Lucie
County, Flo:ida (the "Declaration of Condominium"),
together with an undivided share in the Common
Elements appurtenant to such Unit and all other
appurtenances to such Unit as set forth in the
Declaration of Condominium.
Grantee, by acceptance hereQf, and by aqreement with
Grantor, hereby expzessly.assumes~and agrees to be bound by and
tq comply with all of the covenants, terms, conditions and
provisions set forth and contained in (i) the Declaration of
Condominium, includinq, but not limited to, the obligation to
make payment of assessments for Common Expenses tas said term ~
is defined in the Florida Condominium Act;. Chapter 718 of the
Florida Statutes) which may be levied against the above-described
unit; and (ii) the Oceana South Declaration of Covenants,
Restrictions and Easements, dated August 6, 1981, recorided in
Official Record Book 361 , pages 2738 et seq., Public Records of
- St. Lucie County, Florida its supplements and amendments thereto
(the "Oceana South Declaration of Covenants"), including, but
~ not limited to, the obligation to make payments of "Assessments",
; as said-term is defined in the Oceana South Declaration of
' Covenants. -

~ This conveyance is made subject to the following: ~
~ l. Real Estate taxes for the year 1982, and subsequent
~ years;
2. Applicable zoning and other governmental regulations,
~ restrictions and ordinances;
~ 3. All of the terms, provisions, conditions, rights,
privileqes, obliqations, easements and liens set forth and con-
~ tained in the Declaration of Condominium, its supplements and
amendemnts thereto, and all instruments therein referred to;
