NATFIELD, as Trustee,-Fiereinafter referred to as "Declarant", for himself,.his successors, heirs, grantees, beneficiarie8 and assigns. WHEREIN, Declarant makes the following declarations: 1. PURPOSE. The purpose of this Declaration is to submit the a-~~s herein described and the buildings, trees and improvement8 constructed on such lands to the condominium form of ownership and use in the manner provided by Chapter 718, Florida Statutes 1976, as amended, hereafter called the Condominium Act. 1.1 Name and Address. The name by which this condominium is to e ent e is WOLF FORK GAP GROVES, a Condominium, and its business address is 1401 Brickell Avenue, Suite 900, Miami, Florida 33131. 1.2 The Land. The lands owned by Declarant which ~ are hereby subm tt~e~ the condominium form of ownership are the lands described on Exhibit "A" hereto, which property is hereafter called "the Land". ~ 2. DEFINITIONS. The. terms used in this Declaration and in its exh~bits- s aZT have the meanings stated in the Condom inium Act and as follows, unless the context otherwise requires: 2.1 ~Init means a unit as defined by the Condominium ~ Act. , 2.2 Unit Owner means unit owner as defined by the i Condom in ium Ac t. ~ 2.3 Assessment means a share of the funds required for.the payment o common expenses which, from time~to time, ~ are assessed against Che unit owner. ~ 2.4 Association means Wolf Fork Gap Groves Condominium Assoc at on, nc., and its succe8sors. 2.5 B Laws means the By-Laws of the Association specified above,~ey exist from time to time. 2.6 Common Elements shall include the cultivation and irrigation equ pment an other tangible personal property required for the maintenance and operation of the condominium, even though it may be owned by the Association, as described in Exhib it "B" hereto attached, as well as the items stated in the Condominium Act. 2.7 Common Expenses Include: a. Expenses of administration, insurance, ; maintenance, operation, repair, replacement and betterment ' of the common elements and taxes on the common elements. . ~ b.
