business in the Un ited StateB of America, an agency of the
United States Government, a real estate or mortgage investment
tru8t, or a lender generally recognized in the community as an
institutional lender.
2.13 Sin ular Plural Gender. Whenever the context so '
permits, the use o t e p ura s a 1 include the 8ingular, the
singular the plural, and the use of any gender shall be deemed
to include all genders.
2.14 Utilit Services ae used in the Condominium Act and
as construe w t re erence to this condominiwn, and ae used in ~
the Declaration and By-Laws, sha11 include but not be limited
to electric power, gas, water, garbage and sewage ciisposal.
3. OONDOMINIUM PLAN. The condominium is described and
establishe as o ow8:
3.1 .~Surv~e _and Plans. The division of the Land into
separate units s~ ma~e su~st-ant.ially in accordance with the
survey map as shown on Exhibit "C" attached hereto and made a
part hereof. Each unit shall consist of an area of land as
described in bchibit "D" hereto together with the-citrus trees
situate thereon.

~ 3.2 Easements.

~ a. Easements are reserved through the
condominium property as may be required for utility
~ services in order to serve the condominium adequately;
~ b. An easement for ingress and egress is
reserved through the condominium property for all unit
" owners sufficient to afford each unit owner unrestrained
access to his unit where such access is necessary to allow
.said unit owner to follow such citrus caretaking
procedures as are consistent with good husband~y practices
generally recognized, accepted ancl in use for citrus
groves located in the vicinity of the land, including, but
not limited to, cultivating, spraying, dusting, pruning,
fertilizing, harvesting, ditching, irrigating and
protecting trees and crops against damage by freeze,
~ drought, or fire.
~ 3.3 Common Elements. The common elements include ~
all interests in rr gat on Water mains, rights to existing
water supplies, irrigation wells and water supplies located on ~
or under the land, rights to drain the land, pipes and =
irrigation equipment, ae described in Exhibit "B" hereto `
attached and all other parts of the condominium not with the
units. All parcel unit owners shall have an easement for
