The approval of all un t o~rnera o recor e s~re qu red for the transfer of ownership of unite ahall be obtained in the folloWing manner: ~ a. Notice to Aeaociation. (1)~ Sale. A unit owner. i~tending to make a bona fide sale ~ hie unit or any interest therein shall give to the Asaocietion.notice of such ~ intention, together with the name and addrese of the inte~ded purchaeer and such other information r concerning the intended purchaser as the Aseociation ~F may reaeonebly require. Such notice at the unit owner's option may include a demand by the unit owner that the Association furnish a purchaser, if the - ~ propoeed purcheeer is not approved; and if auch i demand ie made, the notice ahall be accompanied by an executed copy of the proposed contract to sell. (2) Lease or Mort a e. A un it owner intending to ma e a ona e ease or mortgage of his unit or any interest therein ahall give to the AsBOCiation notice of such intention, together with . the name and address of the_intended less~e or mortgagee as the Association may reasonably require, and an executed copy of the propo8ed leaae or mortgage and mortgage note. ~ (3) Gift• Devise• Inheritance• Other Tranafers. A un t owner o s o ta ne s title y g t, devise or inheritaace, or by any other manner not heretofore considered shall give to the Association notice of the acquiring of his title, together With auch information concerning the unit owner as the Association may reaso~ably require, and a certified copy of the instrument evidencing the ~ o~ner s title. r (4) Failure to Give Notice. If the notice to the Associat on re n requ re s not given, ttien at any time after receiving knowledge of a transaction or event transferring ownership or possession of a unit, the Association on behalf of = all or any one of the unit ownera of record and Without notice may approve-or disapprove the trensactioct or ownership. If the Association of all or any one of the unit oWners of record disapproves the transaction or oWnershi~, the Association shall proceed ae if it had received the required notice on the date of such disapproval. b. Certificate of Approval. (1) Sale. If the proposed-transaction is a sale, then Wit~i n thirty (30) days after receipt of such notice and information the Association must either approve or disapprove the proposed ~ transaction. If approved, the approval shall be , stated in a certificate executed by the President, or any Vice President, and Secretarq, or any Assistant ~ Secretary, in recordable form and shall be deZivered ; to the purchaser and sha11 be recorded in the Public Records of .St .
