As additional security hereLnder, Bbrrower hereby ass~gns to Lender the rents ot the Property, provlded that Borrower shall, prior to acceleratio~ under paragraph t 8 hereot or abandon- ment ot the Property, have the right to colteCt and relain such rents as they become due and payable. Upon acceleration under paragraph 18 hereof or abandonment of the Property, Lender ~shall tp entitled to have a~ receiver appointed by a court to enter upon, take possession oi and manage the Property and to collect the rents ot lhe Property, including those past due. All rents collected by the receiver shall be appl~ed f~rst to paymenl of the costs of management o( the Property and colleclion of rents, including, but not lim~ted to. receivers tees, p~em~ums on receivers bonds and reasonable attorneys fees, and then lo the sums secured by this Mohgage. The receiver shau be I~able to account ~ only for those rents actuafly received. . 21. Futuro Adv~~c~s. Upon request by Borrower, Lender, at Lenders option withm twenty years from the date otth~s t Mortgage, may make Future Advances to Borrower. Such Future Advances, with ~nterest thereon, shall be secured by this Mohgage when evidenced by promissory notes stating that sa~d notes are secured hereby.
