As addi- ~ tional secur ty ereun er, Mortgagor ere y asg gns to LenBer the rents of the Property, provided that Mortgagor sha2~, prior to acceleration under paragraph 19 hereof ar abandonment of xhe Property, have the right to coilect and retain such renta as they become due and payable. - Upon accelerdtion under paragraph 19 hereof or abandonment of the Property, Lenc3er shall be entitled to have a receiver appointed~b_y a court to enter upon, take possession of ar~d manage _ the Property a~d to collect the rents of the Property, including ~ those past ,due.
