21. Assi rnnent of Rentat A fntment of Receiver. As addi- ~

rents of the Property, provided that Mortgagor sha2~, prior to
acceleration under paragraph 19 hereof ar abandonment of xhe
Property, have the right to coilect and retain such renta as they
become due and payable. -
Upon accelerdtion under paragraph 19 hereof or abandonment
of the Property, Lenc3er shall be entitled to have a receiver
appointed~b_y a court to enter upon, take possession of ar~d manage _
the Property a~d to collect the rents of the Property, including ~
those past ,due. All rents collected by the receiver shall be
applied first to payment of the costs of management of the
Property and col.lection of rents. including, but not limited ~ to,
receivera' fees, premiums on receivers' bonds and rsasonable
attorneys' fees, anc~ then to the sums secured by this Mortgage.
The receiver shall be ~liable to account only for those rents~
aetually receive~l. Nothing in this paragraph shall be construed
•to .permit the use of the Property as other than the prfncipal
residence- of Mor~tgagor. ~

, 22.' Release. Upon payment of ~all sums secured by this

23. Attorne s' Fees. As used in this tdortgage and in the
Note, "attorneys ees shall include attorneys' feea, if.any,
which may be awarded by an appellate court.
