That the Grantor, for artd in consideration of the sum of TEN b 00/100
(s10.00) DOLLARS and other goad.and valuable consideration to it in hand paid by
~the Grantee. the receipt of whlch is hereby acknowledqed, has granted, barqained
and sold to the-Grantee and the Grantee's heirs and assigns forever the followinq
described real property, situate, lying and being in St. Lucie County, Florida,
to-wit:
The Condominium Parcel known as Unit T-108 , and
Cabana Unit Number C-11 , in AVA 8 N'LUB,
a Condominium, accor nq to t e Declaration of Condo-
miniun thereof, recorded in Official Records Book 390,
Pages 2437 through 2519 of the Public Records of St.
~ Lucie County, Florida, as amended by Amendment filed
January 25, 1983, and recorded in Official Records -
Book 392 at pages1478 through 1500, of the public Re-
cords of St. lucie County, Florida.
Grantee, by acceptance hereof and by Agreement with Grantor, hereby ex-
pressly assumes and agrees to be bound by and to comply with all of~the covenants, ~
terms,~conditions and provisions set forth and contained in the aforedescribed
Declaration of Condominiun and all a~nendments thereto, including but not limited to
the obligation to make payment of assessments for the maintenance and operation of
the condominlum which may be levied against the above-described Apartment.
This conveyance is made subject to the folloMing:
1. Real estate taxes for.the year 1983 and subsequent years;
I! 2. Applicable zoning regulations and ordinances;
; 3. All of the terms, previsions, conditions, rights, privileqes, ~
obligations, easements and l~iens set forth and contained in the
~ Declaration of Condominium and all instruments therein referred to;
~ 4. All restrictions, reservations, aqreernents, covenants, condi-
tions, dedications and easements of record, if any, which may
now affect the aforedescribed property;
5. Perpetual easement for encroachments now existinq or hereafter
existing caused by the settlement or mov~nent of improvements or
caused by minor inaccuracies in building or rebuilding.
And the Grantor does hereby fully warrant the title to said property and efend.
the same against lawful claims of all persons whomsoever.
