20. AsaE~ameN of Reata Appoiata~eat of Reeelver. As additional security he~+eunder. Borrower hereby usigns to
i.ender the rents of the Property, provided that Borrower shall, prior to acceleration under paragraph 18 hereof or abandon-
menc of the Pmpeny, have the right to rnllect and ntain such rents u they bocome due and payabk.
Upon acceleration under paragraph 18 hereof or abandonment of the Property, I.ender ahall be e~titlod to have a
roceiver appointed by a oourt to enter upo~. take possession of and manage the Property and to colkct 1he ronts of the
Propeny. including those past due. A!I rents collocted by the rceeiver shali be applied Rrst to payment of the costs of
management of the Property and collection of rents, including, but not limited to. receiver's fees. premiums oo receiver's
bonds and reasonable attorney's foes, and the~ to the sums securod by this Mongage. The raeiver shall be liable to account
only for thoae rents actually received. .
21. Fntnre Advances. Upon request by Borrowe~, Lender. at Lender's option within twenty yeus from the date of this
Mortgage. may make Future Advances to Borrower. Such Futurc Advar~ces~ with interest thereon. shall be securcd by this
Mortgage when evidenced by promissory notes stating that said nota are securcd htreby. At no time shall the priacipal
amount of the indebtedness secured by this Mortgage. not including sums adva~ i aooordance herewith to protect the
security of this Mortgage. exceed the original amount of the Note plus USS... .N _
22. Release. Upon paymeat of s11 sums secured by this Mortgage. Lender shall relesse this Mortgage without chuge
to Borrower. Borrower shall pay all costs of rocordation, if any. ~ .
23. Attorney's Fees. As used i~ this Mortgage and in the Note. "attorney's fees" shall include attorney's foes. if any,
which may be awarded by an appellate court.
