THIS LEASE is made and entered into by and between
AI,EXANPER LEO JOHNSON and MP,RY ELLEN JOHNSON, hfs wife .
. hereinafter called "Lesscz," without reqard to number or gender,
and SANSBO'S RESTAURANTS, INC., a corporation, hereinafter called

"Lessee."
- 1. PRE1?1ISES: Lessor hereby leases to Lessee and
Lessee hereby leases from Lessor those certain premises in the
City of Ft. Pierce , County of St. I.ucie ,
State of Florida , more particularly described in
the exhibit attachen hereto, marked Exhibit "A", and by reference
nade a part hereof.
2. I2dPROV~t4Et:TS : Lessor is to erect and complete a
restaurant building facility on said premises at its expense in _
accordance with plans and spe~?fications to be approved by the .

parties hereto. Said plans anci specificatior.~ ~~?a
are to be furnished and provided to Lessor by Lessee. Lessee
will supply Lessor three sets of plans and specifications free
of charge. Lessee will also make available to any contractors ~

bidding on the proposed construction an additional twelve sets of
p~ans and specifications (lir.?ited to two per contractor) . How-
ever, Lessee will charge a;$50.00 deposit for each set of plans

and specifications furnished to said contractors. The successful
bidder sha12 have his deposit refunaed to him and be furnished
an additional te-n sets of plans and specifications free of charge.
Any unsuccessful bidder who returns the plans and specifications -
in good condition will be refunded his deposit. In the event
Lessor desires additional copies of the plans and specifications,
