USE OF PRE.MISES: Lessee agrnes that the demised prenises shall be use~ and occupied only for the general restaurant business, and for no other purpose or ~urposes z~ithout Lessor's w:itten consent. 7. REPAIAS: Lessee, at its expense, shall make all repairs as shall be reasonably r_ecessary to keep said leased premises in good condition and repair during the term of this Lease, including repairs to the roof, exterior walls, and founda- . tions, or any extension or renewal of said Lease. Lessee further agrees tfiat all damage or injury done to the premises by Lessee or by any person who may be in or upon the premises, except Lessor, its agents, servants and emp2oyees, shall be repaired by Lessee at its expense. Lessee agrees at the expiration of. this Lease or upon the earlier termination thereof, to quit and sur- render said premises in good condition an~ repair, reasonable wear and damage by act ofcGod or fire or other_causes beyond the control of Lessee exceptea. 8. ASSIGNMENT AND SUBLETTING: Lessee shall not assign this Lease or any interest therein nor let or underlet the said premises or any part thereof or any right or privilege appurtenant thereto, nor permit the occupancy or use of any part thereof by - any other person witho~t the written consent of the Lessor first had and obtaine~.
