lawfully declAre the termina~ion hereof and re-enter said premises
or any part thereof, and by due process of ~law, expel, remove
and put out Lessee or any ?crson or persons occupying said premises
a~d may remove all personal property therefrom without prejudice -
to any remedies wh~sh miqht otherwise be usecl for the collection
of arrears ef rent or for greceding breacl~ of covenant or conditions.
votwithstanding any other provis~on of this Lease,
where the ~urinq of an alleged default re3uires mare than the
payment of money, and the work of curing said default cannot _
reasonably be accomplished within the time otherwise permitted
herein, and where Lessee has commenced upon the said work of curing~
said default and is diligently pursuing same, then Lessee shall
be entitled to reasonable tine extensions to permit the completion
of said work of curing said defau2t, as a condition precedent to
any re-entry by Lessor or termination of this Lease by Lessor,
and any defect that is cured shall not thereafter be grounds for
re-entry or for termination.
12. NON-WAIVER OF DEFAULT: The subsequent acceptance
~F rent hereunder by Lessor shall not be c:eemed a waiver of any
precedinq breach of any obligation hereunder by Lessee other than
the failure to pay the particular rental so accepted, and the ~
waiver of any breach of any covenant or condition by Lessor shall
not constitute a waiver of aay other brea~h regardless of knowl-
edge thereo~.
13 . I11DE~y1NITY : Lessee hereby agrees to indemnify .
Lessor against and to hold Lessor harmless fron any and all claims
or demands for loss of or damage to property or for injury or
death to any person fron any cause whatsoever while fn, upon, or
about said demised premises or the sidewa2ks adjacent thereto
during the term of this Lease or any extension hereof. Lessee
